A European Pharmaceuticals Company Swaps U.S. HQ Office Space

Real Estate Strategies Corporation Advises Pharma Company Again, and Assists in Achieving Operating Efficiencies in Unusual Headquarters Transaction

(Somerset, New Jersey): Andrew Zezas, SIOR, President and CEO of Real Estate Strategies Corporation, the New Jersey based corporate real estate advisory and transaction services firm, announced today that our client has swapped a portion of their Company’s headquarters office space at 265 Davidson Avenue, Somerset, NJ, with other space in that building.  In an unusual transaction designed to enhance the European Pharmaceuticals Company’s operating efficiencies, the pharma company traded a portion of the office space it occupied at the above building with a vacant unit on another floor.

“Our client’s combined increase in operating efficiencies and the Company’s continued growth required it to right-size its U.S. headquarters space. Real Estate Strategies Corporation Completes Distribution Center Lease Transactions on East and West Coasts

A Tale of Two Commercial Real Estate Markets for Global Manufacturer

(Somerset, New Jersey): Andrew Zezas, SIOR, President and CEO of Real Estate Strategies Corporation, announced today that the New Jersey based corporate real estate advisory and transaction services firm completed two distribution center lease transactions for a global manufacturing client in Fairfield, California and Andover, Massachusetts.

In the first transaction, Real Estate Strategies Corporation restructured a distribution center lease for its client, securing greater flexibility and reducing occupancy costs by over forty percent.  In the second transaction, Real Estate Strategies Corporation relocated its client’s distribution facility from 140,000 square feet in Woburn, Massachusetts to a 42,000 square foot high-ceiling, maximum efficiency distribution facility on the Andover and Tewksbury, Massachusetts border.

(Somerset, New Jersey): Andrew Zezas, SIOR, President and CEO of Real Estate Strategies Corporation, announced today that through its New York affiliate, RealStrat® Corporation, the New Jersey based corporate real estate advisory and transaction services firm advised and represented 33Across in the negotiation of that company’s headquarters lease transaction.  33Across, a company providing social media targeting technology, will relocate from its original headquarters on the 14th floor of 460 West 34th St, NY into 12,500 square foot on the top (12th) floor of 229-239 West 28th Street, New York by year end 2011.  The lease term will be ten years and three months.
